MESSAGE FROM THE PRESIDENT

Communication and Member Benefits took a huge leap forward with the introduction on December 17th of our Association's new web site http://scaor.org. It is online now and here's how it can help you in your business:

Member Roster: Sometimes you need the spelling of a member's name, what company they're currently with, their phone or fax numbers. There is a member roster, and it is extremely easy to zoom to a particular member's record.

Calendar: This is a monthly listing of the educational opportunities, seminars, speakers and committee meetings available to you. Get smart.

Communication: There are direct email links to all Association staff and to me, so you can ask questions and make comments 24/7. Both the Association office and my office have 24 hour fast Internet connections.

Market Statistics: For each month from March, 1996 forward, we list the current inventory, number of new listings, number sold, average price and median price for both single family residences and condominiums/ townhouses.

Newsletter: The monthly newsletter is online (we will continue to send it by fax and email). It is highly organized, so you can jump to the article you want with one click. We are working on posting previous newsletters, so you can find previously published information (for example, which standard C.A.R. forms changed and when).

Legislative Watch: Rose Marie McNair's "Watch" is online (we will continue to send it by fax and email). Summaries of its contents are at the top of the page- and you can jump to the full article you want with one click. We are working on posting previous editions of the "Watch", in case you need to quickly access local government information for a transaction or disclosure to your clients.

Santa Cruz Links: Sometimes you are with a client who is moving into our area. These are links to great things about Santa Cruz, so you can "sell Santa Cruz" and help your clients get to know our great community.

About Us: This is all about our Association, who the committee members are, what N.A.R. and C.A.R. do for you, and our Association's history. In the coming months, we will add the ability to order standard forms online. I am very excited about this new service for our members.

2000 will be another great year for us in real estate. While I expect there will be fewer sales in 2000 than 1999, the number of sales will not be significantly smaller. Real estate cycles change very slowly. Plan on a good year. In fact, spend some time planning your year. I remember reading about a study that revealed that only 3% of people make written plans and goals annually. Understandably, this same 3% had the best lives. Here is one of my favorite quotes (although I have no idea who said it!) - "Perhaps the reason things did not go according to plan, is that there was no plan."

C.A.R. FORMS UPDATE

All the information is out on New and Revised October 1999 CAR Forms. If you need more information you can request a chart outlining the new, revised and reformatted forms from the Association.

CAR is announcing that the Listing Agreements and Purchase Agreements will be updated for April Y2K. A new purchase agreement (RPA-11) will be introduced in April in a new 11" format. The current Residential Purchase Agreement (RPA-14) will be thoroughly reviewed and updated. Along with the RPA-14 the Buyer's Inspection Advisory (BIA-14) and Purchase Agreement Addenda (PAA-14) will also be updated, reformatted to an 11" format and thoroughly reviewed.

The Listing Agreements: Exclusive Authorization and Right To Sell (A-14), Exclusive Agency Authorization and Right to Sell (EA-14), and Non-Exclusive Agency Authorization and Right to Sell (NEA-14) will be revised and reformatted to the 11" format. The revisions will also include an expanded discussion of Agency to reflect language appearing in broker representation agreements.

WINFORMS WILL CHANGE

RE FormsNet Announces New Electronic Standard Forms. Real Estate Business Services, Inc. (REBS), a subsidiary of the California Association of REALTORS , has announced the formation of RE FormsNet, LLC, an Internet real estate forms business that will provide real estate professionals with electronic standardized real estate forms that are accessible via the Internet. RE FormsNet also announced its purchase of the ZipForm platform as the software foundation for its nationwide launch.

CAR will discontinue selling the current WINForms product with the release of the new software in California, scheduled for the end of the first quarter in 2000. They will continue to support current WINForms users for a transitional time period and offer a free upgrade option to the new product. We'll keep you informed as more information and details become available.
